Compliance Considerations
The RICS Service Charge Residential Management Code (the Code) sets out best practice for property managers, who may be;
- the landlord
- a managing agent
- a residents’ management company
- right to manage company
The Code
The rules of the following bodies require that the Code be adhered to;
- The Association of Residential Managing Agents (ARMA)
- The Royal Institution of Chartered Surveyors (RICS)

The key aspects of the Code are as follows;

All lessees paying variable service charges should receive an annual service charge statement from their landlord or residents’ management company (RMC) (including right to manage companies (RTMCo)) within six months of the end of the accounting year

All annual statements of account should be subject to an examination by an independent accountant
